Adderstone Living has been granted consent for two social housing schemes in the past month, totaling an investment of £18m.
Permission by Sunderland City Council was given to Adderstone Living for the development of 45 properties at Chilton Moor, followed by South Tyneside Council passed the South Shields project which will see 69 homes built at Shaftesbury Avenue.
Established in 2020, Adderstone Living is the dedicated social housing division of property developers and investors Adderstone Group, with a commitment to improving and providing quality and affordable homes for local people. To date, Adderstone Living has successfully delivered 34 homes across 3 schemes through its sustainable approach to residential development. A total £6m investment has provided much needed affordable homes for North East people.
Planning approval on the two new schemes will offer sustainable housing to local people with affordable rent and rent-to-buy opportunities. Works are due to commence at Sunderland in November 2021, and in South Shields in January 2022, with the first phase of properties available in late 2022 respectively. Adderstone Living aims to deliver more than 200 affordable homes in the next 24 months.
Both developments will contribute toward circa 100 construction and associated supply chain jobs, including direct labour, and will exclusively use local subcontractors and suppliers from the North East.

Sunderland, Chilton Moor in Houghton-le-Spring
The £7m scheme, being delivered with client Karbon Homes, will comprise a mix of 45 two and three bedroomed bungalows and two storey semi-detached properties on land at Redburn Road, Chilton Moor in Houghton-le-Spring. The site will also include a village green along with new car parking, landscaping and associated infrastructure.
South shields, Shaftesbury Avenue
The £11m scheme will deliver a mix of 69 two, three and four-bedroomed homes, plus visitor parking, on brownfield land at Shaftesbury Avenue, close to South Shields Football Club. Works will commence in October 2021 with the demolition of the disused former Filtrona factory on site and the full construction programme is set to last 90 weeks.
The approval will provide a significant boost to South Tyneside Council’s affordable housing targets after it was identified by Homes England as delivering only 43 affordable homes throughout the whole of 2020-21, the Council’s lowest in four years.

Speaking on the demand for well-built social housing, Stephen McCoy, Adderstone Living Director said, “As well as contributing to the critical shortage of affordable housing in the areas, the schemes will see hundreds of thousands of pounds pumped into the local economy annually as people move in and spend on local shopping, leisure amenities and community service."
The approvals will provide a significant boost to South Tyneside and Sunderland City Council’s affordable housing schemes. Homes England recently reported the lowest number of affordable homes were provided by South Tyneside throughout 2020-21.
