Partnering with Karbon Homes, Adderstone Living delivered a £7.37 million affordable homes development in West Denton, Newcastle. The project completed in October 2024, providing a mix of 2, 3 and 4 bed properties, alongside ancillary public space, car parking and sports facilities.

To ensure continuity and minimise disruption, we retained the full site team, alongside the commercial manager and development director who had originally taken the project through planning. We also continued working in partnership with the existing design team, including P+HS Architects, BGP and One Environments.
The site, a former playing field located adjacent to a community centre, school and children’s home, required a considered and proactive approach from the outset. Extensive engagement with stakeholders and local residents was undertaken, alongside robust safeguarding and site security measures, with a clear focus on managing disruption and protecting the surrounding community.
As a result of this collaborative consultation process, the scheme was refined from an initial proposal of 60 homes to 45 homes and two retained sports pitches, representing a balanced and widely supported outcome. The application also included a replacement children’s home, designed as a modern, fit-for-purpose facility to support the delivery of children’s services for Newcastle City Council.
Managing the design process and works on site, including responsibility for the final S104 and S278 sign-off, formed a key part of project delivery, particularly given the site constraints.
The new road layout takes access from a busy junction, with a school located directly adjacent to the site, making transport planning and traffic management critical throughout the construction phase.
As we do with all projects, we maintained a planning conditions tracker to ensure all pre-commencement and post-sign-off requirements were clearly recorded, monitored, and discharged in full. This was directly integrated into our cost and delivery management, ensuring key infrastructure items were fully accounted for and delivered on site, including ecological enhancements, Sustainable Urban Drainage Systems (SuDS), EV charging provision, and agreed long-term maintenance arrangements for paths and access routes through a sinking fund.
As a considerate contractor, we take responsibility for how we build and where we build, focusing on sustainability, strengthening local connections and respecting existing neighbourhoods. As part of this, our aftercare is an integral part of the service we provide, offering support via our Customer Care Manager to nurture the relationship between Karbon Homes and their residents throughout the defects period.
This scheme reflects the way we approach delivery across all our projects. A focus on getting the fundamentals right, building high-quality homes designed for everyday living, with long-term value, community and sustainability built in.
