The Fleming Business Centre was added to the Adderstone Group portfolio in 2019 and became its headquarters in August 2019, supporting the Group’s growing team and operations.

Originally built in 1886 as the Fleming Memorial Hospital, the Grade II listed building provided care for children across the North East for over 100 years. Adderstone Construction has since undertaken an extensive programme of construction, restoration and refurbishment across the estate, carefully upgrading and reworking the building while retaining its historic character to provide premium office spaces.

The works included the repair and restoration of the original stone façades, railings, fireplaces, cornicing and masonry, alongside wider structural refurbishment and internal reconfiguration to increase usable floor space that support a range of modern commercial uses, now occupied by leisure, medical, and professional services businesses.

 

Behind the heritage fabric, new MEP systems were installed and carefully integrated within the constraints of the existing structure. Fire safety, access and compliance upgrades were delivered in line with current standards, alongside targeted structural interventions to support new layouts while preserving key architectural features.

The listed status of the building demanded precise sequencing, close coordination with conservation officers and specialist trades, and disciplined management of complex site logistics. Every stage was carefully controlled to protect the historic fabric while delivering efficient, compliant refurbishment works within a highly constrained environment.

The 31,000 sq ft estate comprises six wings, including Collingwood House, Nelson House, Anson House, Drake House, the Gatehouse and the Matron’s Lodge, all set within landscaped grounds with a private gated entrance and onsite parking. The previously unused Gatehouse has also been fully refurbished and brought back into use, opening as a café and barbers in 2021.
