Completed in November 2023, the £11.5m development, undertaken by Adderstone Living delivered 69 affordable rent homes on a former industrial site in South Tyneside. The scheme provided a mix of 2, 3 and 4-bedroom semi-detached and detached homes to support local housing needs, informed by the council housing strategy and joint assessments, and included starter homes, family housing and retirement provisions to reflect adjacent communities.

The site required a significant transformation, including the demolition of a 20,000 sq ft factory and extensive ground remediation works. Approximately 90% of the former building was recycled, with crushed concrete reused as engineered fill to support the new development.

Working closely with South Tyneside Council, Hedley Planning Consultancy and Blake Hopkinson Architects, the scheme was brought forward from a non-residential designation through to planning approval in January 2022, with pre-commencement works beginning shortly after in February 2022.

From the outset, the scheme required a proactive and structured approach to community engagement. Prior to commencement, direct contact was made with neighbouring properties outlining key project information, including programme details, site contacts, safety information and contractor credentials.

Delivery was managed by dedicated in-house project managers, supported by a defined local supply chain. Subcontractors were engaged within a set radius of the site, alongside wider initiatives to support local employment and skills development where possible. The project was recognised in the Considerate Constructors report, achieving a score of 41/45, reflecting its approach to site management, communication and community engagement. The report noted “a positive approach taken towards employment and has identified ex-offenders and students who are employed on the site.”

The scheme was also shortlisted for the 2024 Building Awards – Social Impact Project of the Year, reflecting a responsibility we take seriously.

Transforming a former industrial site into a residential community, this Scheme successfully meets local needs, with homes that are practical, well considered and built to last. It also meant managing a challenging live environment carefully, with a focus on quality, safety, and long-term value for the wider area.

Delivered using traditional construction methods, the scheme also required extensive remediation, making quality control critical at every stage. Delivery was closely managed through regular on-site and internal reviews, with clear oversight and accountability at director level. This ensured progress, design coordination and standards were consistently maintained, and that any challenges were addressed early and properly.

 

 

Located in South Shields, Shaftesbury Avenue is less than 10 miles from the centre of Newcastle upon Tyne. The area is well served by public transport with Bede and Simonside Metro Stations nearby.
