Pipewell Quay occupies a prominent position on Gateshead Quays, on the site of the former iconic Baja Beach Club nightclub.

Following acquisition by the Adderstone Group in 2019, the 30,000 sq ft building underwent a full-scale refurbishment, extension and commercial fit-out to transform the former leisure venue into state-of-the-art Grade A office space for flagship occupier Aspire Technology Solutions.

The scheme demonstrates Adderstone Construction’s capability in delivering complex commercial conversions, combining major structural adaptation with high-specification workplace design.

The works involved a substantial internal strip-out and opening up of floorplates to create efficient, flexible layouts across three floors. A full mechanical, electrical and plumbing replacement was delivered throughout, alongside the installation of raised access floors and suspended ceilings to support adaptable, future-ready office use.

Externally, new glazing and façade upgrades were introduced to improve natural light, elevate the building’s appearance, and strengthen its presence on the Quayside. The project also extended skywards with the addition of a new upper storey, expressed as a feature dormer that maximises views, enhances daylight, and adds architectural interest while respecting the character of the original structure.

Now home to more than 300 employees, the building provides a series of high-quality office floors, breakout and social spaces, and roof terraces designed around modern ways of working. The result is a confident commercial transformation that has re-established Pipewell Quay as a landmark workspace, showcasing Adderstone’s expertise in large-scale refurbishment, extension and workplace delivery
