Syd Howarth Place is a 23-home affordable housing scheme delivered by Adderstone Living on Pease Way, Newton Aycliffe, on behalf of North Star Housing Group. The development brings a mix of two, three and four-bedroom properties to a 0.8-hectare site, available for rent and Rent to Buy.
The scheme holds reference number 0001 on Natural England’s nutrient neutrality credit system – the first of its kind used by a UK developer. The site falls within the Teesmouth and Cleveland Nutrient Neutrality Constraint area, and Adderstone Living’s approach to mitigation, funding the long-term protection of a nearby area of wild grassland in Durham, meant the development could proceed without adding to the existing nutrient burden on local waterways.
Alongside the new homes, the scheme includes improved access with a new road layout, cycle bays and parking for residents and visitors, along with hedge, tree and shrub planting across the site.
Howarth Place reflects Adderstone Living’s ability to unlock sites that would otherwise stall in planning, delivered in partnership with North Star Housing Group and supported by Homes England grant funding.
