Baker’s Yard is an 80,000 sq ft commercial redevelopment in Gosforth, Newcastle, delivered by Adderstone Construction on the former Greggs bakery site.

The scheme saw the phased construction of 32 commercial units, designed to suit a range of occupiers across office, light industrial and warehouse spaces. The regeneration focused on getting a large, redundant site back into active use, with the right infrastructure in place to support it long term.

Works included new estate roads, drainage, utilities, parking and external landscaping, creating a fully serviced site. The build was carefully phased so completed units could be handed over early, allowing businesses to move in while the wider development was still progressing.

A key feature of the scheme was the introduction of purpose-built timber-framed container units, used both as standalone spaces and alongside existing units. This gave the site flexibility from the outset.

The development is arranged across four main buildings: The Stottie Shed, The Confectionery Store, The Chiller and The Pantry, and is split into units from 1,000 sq ft upwards.

Now close to full occupancy, Baker’s Yard has become a practical, well-used business hub.
