Saltwell Business Park is a restoration project, seeing the conversion the former Grade II listed Joicey Road school into modern, flexible workspaces.

One of the restoration or brownfield development projects in Adderstone Group’s portfolio which makes us most proud is the transformation Saltwell Business Park, completed in 2011 on the site of the former Joicey Road open air school.

Saltwell Business Park is a 40,000 sq. ft business park which was one of very few successful speculative developments to get off the ground in the North East in 2011 during incredibly challenging business conditions globally, nationally and especially in the region.

The development, on the site of the former open-air school at the junction of Durham Road and Joicey Road in Gateshead, created a new business hub and brought around a remarkable transformation of the Grade II listed school buildings which were restored and converted into modern, high-quality, self-contained workspaces.

As a listed building, the requirement for this design and build project was to bring the development into the 21st century whilst being sympathetic to the characteristics of the building. A great deal of time was taken in the design stage to achieve the stringent requirements of the various building regulations whilst remaining true to the aesthetics and performance of the building.

Following the completion of Saltwell Business Park, the development has proved extremely popular and is occupied by a number of small and medium sized businesses including NEU, Eve Trew School of Dance and Kids 1st Children’s Nursery.

Saltwell Business Park is situated just off Durham Road, 3.8 miles south of Newcastle city centre and within walking distance to the affluent Low Fell high street area of Gateshead. It has strong transport links to the A1 which lies 2 miles to the east.

Bus routes are a 2-minute walk away and there is a Metro Station at Gateshead Interchange for Gateshead town centre which can be accessed from the site by a short bus or car ride. Low Fell high street is a 5-minute walk away. The high street is home to a number of shops, restaurants, cafés and bars.

A short walk from Saltwell Business Park is the award winning Saltwell Park, a 55-acre park with gardens, woods, a boating lake, visitor centre and café. In the opposite direction is the famous Angel of the North, which is approximately a 5 minute drive away.
