Saltwell Business Park

Saltwell Business Park is an £8m office development which was completed in 2011 on the site of the former Joicey Road open air school.

Saltwell Business Park is a 40,000 sq.ft (3716 sq. m.) business park in Gateshead, Tyne and Wear.

The £8m business park opened in 2011 and was one of very few successful speculative developments to get off the ground in the region during tough business conditions that year.

The development, on the site of the former open-air school at the junction of Durham Road and Joicey Road, included a conversion of former buildings, new-build offices and planning permission obtained for 40,000 sq. ft. (3716 sq. m.) of business space.

The newly developed business hub brought around a remarkable transformation of the Grade II listed school buildings which were restored and converted into modern, high-quality, self-contained office suites available from 500 sq. ft. (46 sq. m.) to 10,000 sq. ft. (929 sq. m.).

As a listed building, the requirement for this design and build project was to bring the development into the 21st century whilst being sympathetic to the characteristics of the building. A great deal of time was taken in the design stage to achieve the stringent requirements of the various building regulations whilst remaining true to the aesthetics and performance of the building.

Following the completion of Phase I at Saltwell Business Park, the development has proved extremely popular and is currently occupied by a number of small and medium sized businesses including NEU, Eve Trew School of Dance and Kids 1st children's nursery.
