Full Management Service
The Full Management service is for landlords who wish to hand over the entire letting process. The service entails:
- On-site discussion of requirements with a highly qualified, experienced property manager, inspection of property and advice on property presentation and current rental value.
- Familiarisation with fire, furnishing, gas and electrical safety regulations and assistance with annual safety inspections.
- Preparation of lettings particulars and marketing to include To Let boards, immediate listing on the Adderstone website, local advertising and the circulation of details to the Adderstone database.
- Identification and interviewing of prospective tenants, viewings and negotiation of all tenancy details.
- Obtaining references including credit checks or parental guarantees if necessary and preparation of the tenancy agreement.
- Final tenancy agreement and deposit to landlord/finalisation of account at month end.
- Preparation of inventory and supplying comprehensive instructions and keys to tenant.
- Checking in tenant with full familiarisation of the property, its appliances and equipment.
- Ongoing monthly collection of rent and remittance to landlord.
- Assistance with the transfer of utility accounts to tenant and notification of tenancy change to local authority.
- Organisation of regular maintenance and supervision of running repairs to set financial limit.
- Provision of day-to-day support for queries from tenants.
- Regular inspection visits.
- Monitoring of rent payments and if necessary, chasing unpaid rent until legal action needed.
- Automatic re-listing of the property if the tenant does not extend the tenancy.
- Provision of free rent guarantee insurance.
- End of tenancy check out and return of damage deposit.
- Vacant property management between lets including the organisation of any necessary maintenance to set financial limit.
