Construction Division
Introduction
This Division was born out of Adderstone's direct requirement for a construction capability in its Property Development activities. Rather than putting its own construction projects out to tender, Adderstone recognised the many advantages of having its own in-house Construction Division.
Difficult refurbishments and renovation projects were procured with the flexibility, skills and cost savings that only a direct labour force can provide. Tight deadlines and ambitious programmes were also met as a result of continued and direct involvement in construction. This excellent understanding of the construction process and being able to see development projects through to completion, in turn, reassured joint venture partners, funding partners and investors.
With its development projects growing bigger and more ambitious every year however, the company had to be realistic about how much time it could dedicate to managing large building sites and there was a general acknowledgement that certain construction projects needed to be tendered.
To this end, the shareholders recently entered into a partnership arrangement with three ex-senior managers from Tolent Construction Limited to reform the historic North East construction giant, Brims Construction Ltd. This now provides Adderstone with another option when it comes to procuring developments, particularly the larger, new build developments such as the flagship £15m business park on Sunderland's riverside and the £7m new build mixed use scheme on Newcastle Quayside.
The re-launch of Brims has not signalled the end of the Adderstone Construction Division. The Board have acknowledged that there is an undisputable advantage in retaining and strengthening an in-house construction capability and Adderstone Construction will continue to look after refurbishments of existing properties and construction projects of less than £1.5m.
